A brief introduction to the Montenegrin coast
Montenegro's coastline runs for roughly 290 kilometres, from the Croatian border at Herceg Novi to the Albanian border at Ulcinj. Within that span, the country presents an unusual variety: a UNESCO bay enclosed by mountains, a vibrant beach riviera centred on Budva, and a southern coast that blends sand beaches, olive groves, and emerging marina developments.
The property market is similarly varied. The Bay of Kotor offers heritage stone houses and a small number of carefully placed contemporary projects. The Budva Riviera is the most active resale and new-build market, ranging from compact apartments to clifftop villas. Tivat, anchored by Porto Montenegro, has become the country's premier luxury address. Further south, Bar and Petrovac offer value, while Ulcinj retains a more local character.
