The Adriatic Villa gives the same footprint as the Signature but divides it differently: four bedrooms instead of three, and one of them on the ground floor with its own bathroom and a door straight onto the garden and the pool podium. That single detail is what makes this the villa for families who travel with grandparents or with guests who would rather not climb stairs.

The heart of the house is an open living area with soaring ceilings and a panoramic sea view window six metres tall, running into the dining room and kitchen. Upstairs are three more bedrooms, two of them with ensuite bathrooms, all facing the sea. A fireplace, three bathrooms, a separate guest toilet and a secure room behind a reinforced door complete the interior.

The garden holds an 8.4 m pool, shaded terraces, loungers and a barbecue and outdoor dining area. Air conditioning, underfloor heating and an intercom system run throughout, and the villa has a private garage.

Ānanti Resort, Residences & Beach Club is a member of The Leading Hotels of the World, set in the secluded inlet of Reževići on the Budva Riviera, with the beach 300 metres below the villas. Owners have access to the private beach and Beach Club, the Wellness & Spa Club, the TerraMar restaurant, the Panorama Lounge Restaurant & Bar and the resort pool, with concierge and housekeeping on site. Tivat airport is about 45 minutes away, Podgorica an hour, and the port of Budva twenty minutes.

The developer states a guaranteed gross annual return on the purchase price of 4% in the first year and 5% in each of the following four, under a rental programme administered by the resort with professional on-site property management, while owners retain their own usage rights. Those figures are the developer’s own projection and should be verified against the rental agreement before purchase.
