Five sea-view studios are currently available. The entry point is a 27.47 m² studio with a terrace on the second floor at €89,142, followed by a 25.87 m² studio with a terrace on the first floor at €120,000 and a 27.47 m² studio on the fifth floor with a panoramic sea view at €129,000. Montenegrina Residence is a boutique complex of 39 luxury apartments in the Dubovica-Rozino neighbourhood of Budva, with every apartment facing south toward the sea behind floor-to-ceiling panoramic windows. The building carries a full five star platform: reception with concierge, spa with a heated indoor pool, jacuzzi and sauna, a fitness centre, restaurant and café, an infinity outdoor pool with a bar, two levels of underground parking, landscaped gardens of 3,300 m² and round-the-clock security. Apartments are delivered fully finished, with granite floors and premium parquet, natural stone details, Italian bathrooms, underfloor heating and a smart home system.

The location works all year round: the beach is five minutes away with a resident shuttle, Budva Old Town seven, the main bus station and the university are nearby, and the future Mega Mall shopping centre is two minutes from the door. A new 2,000 m² public park is planned directly behind the complex. Unlike front-line seasonal buildings, Rozino and Dubovica hold stable demand through the whole year.

Completion is scheduled for June 2028 and more than 60% of the apartments are already sold. Owners can enter a full rental management programme on a 70/30 revenue split covering marketing, guests, cleaning and reporting. Payment is flexible: a discount for full payment, or 50% on contract with the balance in instalments until completion. Property ownership in Montenegro also entitles foreign citizens to apply for a renewable temporary residence permit.
