Fourteen one bedroom apartments across buildings A and D, with interiors from 51.51 to 58.98 m² and terraces from 7.77 to 31 m², for total areas between 62.76 and 85.90 m². The architecture is built for the Mediterranean: three metre ceilings, large glass surfaces and greenery on every level. Porta Rai is a five star condo hotel on Velika Plaža in Ulcinj, the longest sand beach on the Adriatic, developed by Dobrov & Family Group and operated by Karisma Hotels & Resorts. The resort holds 605 apartments across seven buildings, with seven pools, seven restaurants, a spa and wellness centre, a beach club, a park around a freshwater lake, a children's playground, a private polyclinic and a retail promenade. The complex owns 300 metres of beach and even its furthest point stands 230 metres from the sand. The hotel operates all year, which is what turns a coastal apartment into a year-round asset.

Ownership works as a partnership with the operator: the apartment is rented out through the hotel with no additional costs for the owner, profit is shared according to points assigned to each unit, and the owner keeps up to sixty days of personal use per year. One bedroom apartments qualify for the softest payment plan in the project: 20% at precontract, 50% in instalments until handover and 30% in instalments over the sixteen months after. Construction runs in three phases, building A completes in mid 2027 and the last building in 2030.
