VITA Residence Bar, Two Bedroom Apartments

The two bedroom apartments are the heart of VITA Residence: sixteen of the twenty-two available homes, on every floor from the first to the seventh, in sizes from 71.87 m² to 87.82 m².

The choice is real rather than nominal. The 71.87 m² layout faces north-east and starts at €176,082 on the second floor. The 79.58 and 79.59 m² apartments face west, from €190,992 on the first floor to €226,803 on the sixth. The 85.64 m² apartments face north-west, from €209,818 to €252,638. The largest, 87.82 m² on the seventh floor, is €259,069. The price per square metre rises with the floor, from €2,400 at the bottom of the building to €2,950 at the top — so the same apartment costs meaningfully less three floors down.

Inside, the layouts give an open living room with a dining area and kitchen, two bedrooms with fitted wardrobes, a bathroom and a separate toilet, and a terrace. The apartments are delivered finished, with the interior design set by the developer.

VITA Residence is a new residential building in Bar, delivered turnkey and sold directly by the developer, which removes the 3% transfer tax. Garage spaces and storage rooms are offered to buyers at a preferential price, and the purchase can be financed through a Montenegrin mortgage. The developer furnishes apartments in partnership with enza HOME and Yataş.

Bar is the working town of the southern coast rather than a resort, which is exactly why apartments here cost what they do. The port, the university, the shops and the beach are all in the town itself, and the difference in price against Budva is substantial for a comparable new building.
