Building Land 6,594 m² with Issued UTU, Lješevići

Land of this size in the municipality of Kotor rarely comes to market with the planning work already finished. Here it is: urban planning conditions were issued by the Municipality of Kotor in June 2024 for three separate locations covering the whole holding.

The numbers a developer needs are settled. Location one, 2,359 m², allows 1,887 m² of gross building area. Location two, 2,360 m², allows 1,888 m². Location three, formed by plots 1071 and 1072 and measuring 1,912 m², allows 1,530 m². Together that is 5,304 m² of gross building area across a maximum footprint of 1,989 m², each location built to ground floor, first floor and attic. At the asking price that works out at €124 per square metre of permitted construction.

Infrastructure is in place rather than promised. The regional water main runs the full length of the plot and so does electricity, the land fronts an asphalted local road with public lighting, and a stone wall marks the boundary towards the road. There is no municipal sewerage in this part of the Kotor municipality; as elsewhere in the area, drainage is by bio-septic system.

The setting is a village position in the southern part of the Lješevići cadastral area, in a residential zone set back from the coast, with open views towards the bay and the resort development at Bigova within reach. The land sits within the protected surroundings of the Natural and Culturo-Historical Region of Kotor, which means new building follows conservation guidance on scale and traditional rural character — the reason the land is priced as it is, and a condition worth reviewing early with the designer.

Title is clean: ownership 1/1 with no mortgages or encumbrances, cadastral plots 1070, 1071 and 1072 in KO Lješevići. Two small ruined outbuildings of 36 m² and 42 m² stand on plot 1072. The land is sold as a whole.
